2026 Annual Meeting! Say Goodbye and Hello…

Fellow Ranchers,

Our Annual Meeting is fast approaching—10:00 am, September 12th, 2026. We’ve included a meeting synopsis and encourage your participation. A meeting agenda is in the works and will be finalized and published in the coming days.

Purpose of the Meeting

Under our governing documents, the Annual Meeting is the time for owners to elect Directors, approve an annual budget, and conduct the other business necessary to keep our community functioning. It is the primary way we exercise our collective responsibility for the place we share.

Quorum — Your Attendance or Proxy Is Essential

Under our governing documents, a quorum requires twenty percent of the votes of the Membership in good standing, represented in person or by proxy. Proxies must be in writing and filed with the Secretary before the meeting. Only one vote per lot is counted.

Please either attend the meeting or submit a proxy. Without a quorum, the Association cannot legally conduct the election of Directors, approve the budget, or take any other official action. If a quorum is not present the only business that may be transacted is to adjourn the meeting. The meeting would then need to be rescheduled, current Directors would continue as holdovers until successors can be elected, and the Association’s required and critical annual business would be delayed. Not good. Your participation—by attending or by proxy—is what allows the community to move forward.

A Board Position Is Opening Due to Term Expiration

One Director’s three-year term is coming to its natural end. Under our governing documents, that seat is filled by election at the Annual Meeting. This is not an unexpected vacancy; it is the regular cycle of service. The current Director is eligible to seek reelection, and any other qualified Member may also run. The Board may have as few as one and as many as five Directors. The only qualifications are that the candidate own a Silver Spurs Ranch lot and be a Member in good standing.

Nominations will be taken from the floor at the Annual Meeting. Anyone nominated—including the Board member whose term is set to expire—will then decide whether to accept or decline the nomination. There is no obligation to run simply because your name is put forward.

Any person elected to the Board must be willing to assume an officer position. Under our governing documents, the Board elects its officers (President, Vice-President, Secretary, and Treasurer) from the newly elected Board. The existing Board will assign officer positions before the end of the Annual Meeting event so the newly constituted Board can begin its work without delay. The Board is charged with enforcing our governing documents, overseeing maintenance and operations, and making the practical decisions that protect property values and the character of the Ranch. The work of the Association does not pause when a term ends. It remains our shared responsibility. That responsibility is best met by those who deliberately choose to accept it and are prepared to carry it out.

Serving is an act of responsibility to the common good. Every owner benefits from stable governance, clear rules fairly applied, and a Board whose members can devote the time and give an honest effort. Those benefits appear because a few people are willing to take their turn and do the work. If you care about the long-term health of Silver Spurs Ranch, this is the moment to step forward—or to step forward once more.

We urge any qualified Members in good standing who are prepared to serve both as a Director and as an officer, to consider running. Your participation strengthens the Association for everyone.

Order of Events

The meeting will begin with Board proceedings (elections, budget approval, and other Association business). A designated portion of the agenda will then be set aside for members to address the Board with questions or comments. In the interest of time management, no questions or comments will be heard until that portion of the meeting. Once the official business is complete, we invite everyone to stay for the after-party: TACOS! Come meet and greet your neighbors.
