November 2025 Board Meeting

Hi Ranchers! The November Bimonthly Board Meeting was a success. Meeting Minutes have been posted to the website for your reading pleasure. The Board would like to remind members that these meetings are held every other month. Lately we’ve found the Walsenburg Mercantile a suitable location for these meetings so if you’d like to attend, please due so. If you’d like to discuss a specific matter, we ask that you let us know the subject beforehand so we can possibly do some research to provide you with an answer.

We’d like to highlight two matters from the recent meeting we feel are important. First, the board decided to create (or recreate) a Roads Committee working with our Roads Captain, Seth Oberg. As road maintenance and snow plowing are important to us all, and since road conditions will be forcing road issues to center stage very soon, we are seeking POA members who are interested in participating in the committee. This is an excellent opportunity to contribute to our community in our most critical POA function in terms of quality of life and funds expenditure. If you’re interested in stepping up, please let us know. Also, it was brought to the attention of the board that historical tours were being held at individual POA members’ properties. Associated with these tours, there was the introduction of non-POA members or their authorized guests onto the privately owned ranch properties and private roads. Subsequently, a question of POA liability was identified. The POA Board posed this question to our POA Attorney to which he stated allowing such activities to occur on individual POA properties would amount to a legal liability to our POA if one or more nonowners were to injure themselves on our roads or other areas. Our POA Attorney advised us that these tours are to be considered “Commercial Activities” and as is required in our governing documents, must be approved by the POA Board. As such, any POA member wanting to conduct tours within the Silver Spurs Ranch POA properties must get board approval beforehand. Failure to do so will be considered a violation of Article 3, Silver Spurs POA Covenants. As always, let us know if you have any questions. Thanks, SSR POA Board.
